In the building construction engineering, the common leakage phenomenon often appears in the roof, toilet pipes, ground, external walls and other parts.

1. Cause analysis of house leakage

1.1 roof

1.1.1 the leakage of the flashing part of gable and parapet should be checked at the seepage position in the corresponding room of the roof, and it is easy to find the cracks in the flashing part connecting gable, parapet and reinforced concrete roof slab. The crack is parallel to the roof, and its water seepage is mainly caused by two reasons: one is the material. Because the temperature linear expansion coefficient of these two materials is different (you still don't get any benefit from overwork from the temperature linear expansion coefficient of brick masonry and concrete, which are nearly twice the difference), at the same temperature, the deformation value of brick masonry and concrete is different, and cracks will occur at the connection part. Some waterproof layers are not made in place at the junction, and some are not filled tightly and firmly, forming a frequent part of cracks and water seepage.

1.1.2 when inspecting the leakage of roof gutters, eaves gutters and gutters on site, it is often found that the longitudinal slope of roof gutters and gutters is too small, and some even have reverse slope, and some gutters are higher than the ditch surface, which makes the roof gutters and eaves gutters poor drainage or ponding, resulting in water seepage. In addition, during the construction, it mainly adopts the precision high-pressure oil source as the power source, the short pipe at the mouth is not close to the base, the mouth is not sealed with sealing materials, and an additional layer is added when making the waterproof layer, which will cause water seepage.

1.1.3 the most common leakage of deformation joints is the deformation joints with iron sheet top cover, because some galvanized iron sheet top covers fail to overlap in the direction of water flow or the interface is not welded, and a few deformation joints leak because the waterproof layer coiled material is not disconnected and cracked, some deformation joints are not covered with dry coiled material or added to meet the specified requirements, and some are not made with additional layers.

1.1.4 leakage through roof pipes. Water seepage through roof pipes often occurs in toilet exhaust pipes, insulation exhaust pipes and smoke exhaust ducts in kitchen and bathroom. There are also some waterproof layers and other structural layers that have not been treated well at the base, resulting in cracks at the connection between the structural layer and the pipe wall. 1.1.5 roof slab leakage. It is difficult to find the cause of roof slab seepage, which is often excavated during maintenance to find the real cause. The leakage of roof slab is caused by structural cracks, structural body is not dense, waterproof material failure and other reasons. But from the actual situation, most of the reasons are due to the relationship between the roof waterproof layer and the insulation layer is not handled well.

1.2 the water seepage in the toilet is mainly caused by the construction and materials, or the quality problem of the connection between the drainage outlet of sanitary appliances and the drainage pipe. Such as: urinals, floor drains, water supply switches, faucets, etc., drainage risers are not embedded with waterproof sleeves, and the "rough" toilets are drilled and damaged during decoration, and the concealed pipes are buried, and the plastic or aluminum-plastic composite pipes used are of poor quality.
